IntroductIon
With the village of Rushbrooke at its heart, the Estate
offers diversity of farmland, residential and stud property.
In addition to the principal Home Farmhouse there
are two secondary farmhouses, staff cottages and 26
residential properties offering significant rental income.
The stud operation utilises two separate yards and has
the benefit of approximately 92 acres of pasture land.
The agricultural land is currently farmed under a Contract
Farming Agreement and the majority can be irrigated,
from one of two reservoirs.

HIstory
The original Rushbrooke Estate had been a possession of the Great Abbey in Bury St
Edmunds until around 1180, when, under Abbot Sampson, occupation of the land was
granted to a Scotland de Rushbrooke. This family remained there for several generations
until it was passed by the marriage of a daughter heiress to the Jermyn family.
The Jermyn family built Rushbrooke Hall in circa 1500 where they continued to reside for
almost 400 years. Henry Jermyn, who held high office with Queen Henrietta Maria, was
exiled with her to France during the Civil War and was made Earl of St Albans following the
Restoration. On Henry’s death he was succeeded by his brother who also had no male
heir and the Estate ownership
changed, again by marriage, to
Sir Robert Davers. The death of
Sir Charles Davers in 1806 led
to the Estate passing to Colonel
Rushbrooke. The Hall remained in
the ownership of the Rushbrooke
Family until 1919 when it was
split up and sold by public
auction in Bury St Edmunds.
The Hall was finally purchased in
1938 by Lord Rothschild, seeking
a residence within easy reach of
Cambridge. Over the following
years Lord Rothschild sought to
purchase back the farms which
had been sold away in 1919. The
result is the Estate that is offered
for sale.
A fire caused extensive damage to
to the Hall which was demolished
in 1961.

Home Farmhouse Home Farmhouse is located at the centre of the Estate
and enjoys a private setting surrounded by parkland and
stud grazing, with access via secure gates to the north
and south. The moat of the original Rushbrooke Hall still
exists, situated in the grounds of Home Farmhouse. The
house is approached along a private drive with lawns and
gardens to either side. The well-presented walled kitchen
garden and collection of fully operational and heated green
houses are a particular feature. The swimming pool and
tennis court have all been maintained to a high standard.
The house provides the following accommodation: hall,
drawing room, study, dining room, kitchen and utility room
with seven bedrooms (three with en suite bathrooms) and

Moat Cottage Converted to residential accommodation in the 1990’s, Moat Cottage
is the last remaining part of the original Rushbrooke Hall. Moat Cottage

Rushbrooke Stud is an established and well-recognised
operation based across two separate yards. The Stud,
under careful management from the current owner, has
bred a number of Stakes winners including Frenchmans
Bay, Royal Shakespeare, Leadership, Green Moon
(Melbourne Cup Winner 2012), Three Moons, Havant
and Gertrude Bell.

Home Farm Stud YardThe main yard at Home Farm has nine
traditional boxes under a thatched roof
with a central lawn. The yard comprises
a feed room, set of stocks, loading ramp
and store room for bulk feed. There are
closed-circuit television cameras to four
of the foaling boxes.
Hall Farm In addition to Home Farm the stud occupies a set
of buildings at Hall Farm. These comprise 11 loose
boxes in an American style barn, six large mare and
foal boxes (all of which are rubber floored), a set of
stocks, two deep litter pens, a wash down area, a
five horse walker, lunge pit (with a woodchip trotting
ring to the outside), feed shed, straw and hay barn,
implement shed and loading ramp.

There are 92 acres of pasture situated around Hall and Home Farms.
The land is divided into well maintained post and rail paddocks,
each with a minimum of one water trough. Some of the fields are
longstanding pasture whilst others have more recently been reverted
from arable use. A number of mares are accommodated from other
owners providing alternative revenue that could be further enhanced by
the creation of additional boxes at Hall Farm and the expansion of the
stud grazing.

Agreement growing a variety of cereal and root
vegetable crops utilising the available irrigation. The land

The Estate is well laid out for modern commercial arable
farming with good road access.
The soil is both Grade 2 and Grade 3 made up of the
Melford and Ashley series, suitable for growing a variety
of cereal crops as well as a range of root vegetables.
In addition to the freehold Estate, approximately
260 acres of third party land is leased from two
adjoining landowners and is included within the
Contract Farming Agreement. The farm has performed
very well under this arrangement and the Contractor
would be willing to continue to farm Rushbrooke for a
new owner. A prospectus of their business is included
in the Data Room.
croPPIng
The cropping is based on a cereal rotation of wheat,
oil seed rape and barley. This season approximately
160 acres are cropped with root vegetables under
licence by the same contractor.

IrrIgatIon
An extensive underground
irrigation main provides water to
the majority of the agricultural
land. There are two irrigation
reservoirs located to the
north of the village. They
have a combined capacity of
circa 210,000m3. The older
reservoir was built in 2004 and
construction of the second was
completed in September 2014.
The Estate has the benefit of
two abstraction licences with a
combined quantity of 183,000 m3.

WoodLand
The Woodland at Rushbrooke is dominated by Link Wood which makes up
nearly half of the acreage on the Estate. Most of the remaining woods have
their origins in the creation of Rushbrooke Park and Hall. The woodland at
Raw Hall and that at Link Wood are both of ancient semi-natural origin.
The Estate’s woodland is actively managed, much of which is part of the
English Woodland Grant Scheme, following the creation of a Management
Plan in 2014.

Listed Buildings There are a number of listed buildings on the Rushbrooke Estate as outlined on the schedule of residential properties. However, it should be noted that a Listed Building Management Agreement exists between the Estate, English Heritage and the Local Authority which sets out specific works which can be carried out on these buildings without the need for Listed Building consent. Scheduled Ancient MonumentsIn addition to the listed buildings mentioned above, Rushbrooke Moat and the Parish Pump House (located at the centre of the village) are registered as Scheduled Ancient Monuments (see Data Room).
Transfer of Undertakings (Protection of Employment) Regulations Where appropriate, the Purchaser will be responsible for complying with the statutory provision of the Transfer of Undertakings Regulations in relation to Employees (TUPE) on the Estate.
