April 30th - deadline for Personal Property Returns to be submitted to Assessor

2023 Change of Value Notice Information

The Ferry County Assessor’s office would like to inform property owners that ‘Change of Value’ notices for real property have been mailed to them. Regardless of whether the value has increased, decreased or remained the same, notices for every taxable parcel have been sent. Your new values are based upon sales of similar properties in our county within the last three years. Washington State requires that all property be valued at 100 percent of its market value. Market value is determined by current sales.

Your notice will list values by land and improvements. Improvement value is value in addition to land value; structure values and utility values are most common.

We encourage any property owner who may have questions concerning their new values to contact our office at (509) 775-5225 ext. 2502 between 8am and 4pm, Monday through Friday and speak with the county appraiser. July 1st is the deadline for filing an appeal with the Ferry County Board of Equalization, (509) 775-5225 ext. 2508.

If you are 61 years or older and have disposable gross household income of $40,400 or less, you may be eligible for an exemption on your principle place of residence. If property is destroyed, you may qualify for a reduction in value for taxes. Application forms and information are available at the Assessor’s Office.

INFORMATION ON FILING DESTROYED PROPERTY

Destroyed Property can be filed with the Assessor's office any time after destruction. If the damaged occurred as the result of a natural disaster, the current year taxes on the property will be prorated and cancelled. If taxes have already been paid, a refund will be coming to the property owner from the County Treasurer. Refunds can be made up to three years from when taxes were due. Mail your form to the County Assessor at the address at the top of this page.

GENERAL ASSESSOR'S OFFICE INFORMATION

Welcome to the Ferry County Assessor’s office web site. I hope that the information that you find here will help you with your research. If you need more help, please don’t hesitate to contact the office during our public hours.

The primary role of the Assessor’s office is to establish the fair market value for all property in Ferry County for tax purposes. The Assessor is required by law to value property at market value and to assure that all values are equitable, fair and uniform to all property owners in Ferry County.

It is my responsibility as your assessor to insure that all property owners are treated fairly and impartially in accordance with our state laws. It is our sincere desire to serve you in an effective, responsible and courteous manner.

Taxable property is divided into two classes: Real property includes land and all buildings, structures, improvement to the land, and mobile homes. Personal property includes machinery and equipment, fixtures, furniture, and other items that are movable in nature. Household goods and personal effects are exempt from property taxation.

The amount of taxes to be paid is determined not only by your assessed value but by the various taxing districts such as the State of Washington, County and City legislative authorities, fire districts, school districts and other ‘junior’ districts, as well as the voting public in its consideration of special levies.

The assessed value of your property multiplied by the levy rate for the area that your property lies within established the amount of property taxes that you pay each year. This amount can change from year to year based upon changes in your assessed value and changes in the levy rate in your area.
